Grind & seal and polished concrete
If you like the look of raw concrete but want it smoother, more durable and easier to clean, grind and seal or a full polish is the answer. We do basement, garage and patio floors across Waukesha and Milwaukee Counties.

Why polish
The slab is the finish
Grinding exposes the sand and stone inside your slab. A grind and seal locks that in under a clear sealer; a full polish refines it in steps until the concrete itself shines.
There’s no coating to chip or peel, which is why it’s the lowest-upkeep finish we do. Here’s the honest list.
It’s a good fit if
- You like a modern, natural concrete look.
- You want the least upkeep possible.
- Your slab is in decent shape, without lots of patches.
The trade-offs
- Every slab is different. You won’t know exactly how much stone shows until we grind.
- Patches and cracks show; polish doesn’t hide anything.
- A full polish costs more than a grind and seal because of the extra steps.

How it works
Your polished floor, start to finish
Free estimate
We look at the slab and talk through how much stone you want to see and what sheen.
Grind
Coarse diamonds open the surface to the depth you picked.
Fill & densify
We fill pits and apply a densifier that hardens the surface [confirm product].
Refine or seal
Finer diamonds bring up the shine, or a sealer goes on for a grind and seal.
Walkthrough
We walk the floor with you and leave care instructions. Use it after [X hours].

Polished concrete questions
What’s the difference between grind and seal and polished concrete?
Grind and seal puts a clear sealer on a ground slab; polishing refines the concrete itself until it shines. Polish lasts longer and costs more.
Is polished concrete slippery?
Not usually when dry. Like any smooth floor it can be slick when wet, so we often recommend a satin finish in garages and entries.
Can you polish an old basement floor?
Often, yes, if the slab is sound. Patches and old repairs will show, which we’ll point out before we start.
How much does polished concrete cost?
Grind and seal usually runs [$X–$Y per square foot] and a full polish [$X–$Y]. You get a written quote after the free estimate.
